Introduction to Technical Appraisal
In this module, you will understand the concept and need for Technical Evaluation of the property being taken as security for the loan. Based on the technical evaluation of the property the loan to value ratio is worked out to arrive at the loan amount.
Students and Professionals found this module the right start in the Certified Mortgage Professional (CMP) Program journey
When an institution lends money, it wants to know whether its interest is significantly covered in terms of repayment of the loan through instalments. In a scenario, where home loans are given by an institution, it not only evaluates the individual customer for his/her repayment capacity but also evaluates the property being purchased. This ensures that the money being extended is deployed in the right asset as stated in the application form. A housing finance institution evaluates whether it is possible to recover the loan from the sale of the property in case of customer’s inability to repay the instalment for the loan amount availed. So, in addition to credit appraisal, there are two additional evaluations that are done only to evaluate property. • Legal Appraisal of Property and • Technical Appraisal of Property
